Searching for a rental property can be time-consuming. You can trust our team to find you the right property by researching, finding out about the property, what qualifications the management company requires, contacting the person in charge of the property, setting up showing appointments, showing you the property in person or by video chat, and assisting you in the application process.
For every rental transaction, we charge $395 as a Brokerage Technology Fee. Our office keeps all records of every transaction for 5 years. This service FEE is not an application fee. Upon approval for a rental lease that we assisted you in finding, you must pay Collective Group Realty the $395 FEE by check or money order. The fee will be collected before moving in and receiving the keys. The security deposit and the first month's rent need to be paid first. There are no exceptions to this fee regardless of who referred you.
If we represent you in the purchase of a real estate property, we will contribute 1% of your paid yearly rent in the property you move into towards your closing costs. The contribution will be based on a maximum of two years' rent. For example: if your rent is $2,000 per month, that means that your total yearly rent is $24,000 ($2,000 X 12 months). $240 ($24,000 X 0.01) is the amount that would be contributed towards your closing costs. If you rent the same property for 2 years, then we will contribute $480 ($240 + $240). You will not be able to get the closing cost contribution if you choose to use another agent.
We have a program that can assist in fixing your credit before you qualify for a home. The Collective Group Realty Team will contribute all the money spent on Credit Solutions (our preferred credit repair specialist) towards your closing costs on a home purchase, as long as we represent you as the buyer's agent in the transaction.
